What exactly do you help people with?

We are land experts and help people become land experts and so that they can find and execute their own land deals.
This means that we cover everything from finding the land, getting direct to vendor deals, negotiating those deals, taking the site through the planning stages and then flipping the land for a profit.
We help people execute this whole strategy

How much can I make from a land deal?

If you were to secure a small site (1 or 2 dwellings) and gain planning, you would be looking to profit between £40,000 – £100,000 (deal specific).
Larger site 8 or 9 units we would look to profit £250,000 – £300,000.
 We would establish our profit based on how much we are spending on the planning permission and how much profit the developer will make when we sell the site to them.

How long have you been doing this?

We have 25 years of tried and tested experience in property, land and development and through this journey we have spent finding and tweaking the most high yielding and lowest risk strategies.
Land has stood out to us to be the best way to scale up in property where risk vs reward is well balance as well as time invested.

How is it possible to find land and secure it for £1?

The big myth is that people think they need substantial amounts of money to get into a strategy like this.
We have identified that you do not need to buy land to profit from it.  We only needed to control the land
By controlling the land with an agreement, it then gave us the time to then go and gain planning.
This is an option agreement that we use and when we exchange contracts with the land owner; we pay a nominal fee of £1 to enter into a legal binding contract.
So we have to purchase the site (we do not deal with any financial commitments, stamp duty or tenants), but we have strategically made a substantial profit.

Do I need experience in property to do this?

Not at all.
People come into the program with no experience in property at all.
A lot have been trying the known strategies like Rent To Rent or Buy To Let and have realised it will take them a decade to get anywhere fast and also fed up of the amount of competition involved with these basic strategies.
On the other side we have developers come to us who have been developing for years and are tired of the huge up front cost and risk involved when borrowing funds.

I can’t afford it, is there anything else you can do for me?

Sure, we have a flexible payment plan that will allow you to break up the payment.
We believe in “give and take”.
Invest some, get in the program and see it work for you, then you will be happy to continue paying.

How do I position myself as an authority without any experience?

When we started we had no experience but there are little nuances that are rarely spoken about which will give you the confidence and authority to speak to land owners.
We incorporate all of these into the program so you are set up for success.

What skills do I need to do this strategy?

There are two skills required to execute this.
One is the actually land strategy.
Two is sales and negotiation skills – no one talks about this.
We go into depth with both making you a well-rounded land expert as well as boosting your confidence and self-esteem.

Can I pay you after I do my first deal?

No, if you can’t bet on yourself then why would someone else?
Success requires some sacrifice.
If I were to do that I would be doing you a great disservice.

I’m scared this won’t work for me

Everything is scary in the beginning but this signifies growth is happening.
The reason we stay stagnant is because we take action based on what is currently comfortable.

YES, no problem!

I’ve done “courses” before, why is your program different?

Are there any additional costs?

There is no additional cost to pay us.
There are however, minor cost for marketing and contacting vendors.
There are no huge software or mapping costs. We used some mapping software but most of the information on it is free. They have an additional layering but this is optional.

What if I need to ask someone’s permission?

It is always better to ask for forgiveness instead of permission.
If you ask someone advice on something and they are not in the position you want to be then is that sound advice?
